In an ambitious effort to preserve a key piece of Cornwall’s architectural heritage, ISG has embarked on a vital roof restoration of the Grade I-listed Penzance Market House. This historic building, dating back to 1838, has been shrouded in a temporary scaffold wrapped in pink sheeting since the beginning of the year, as extensive heritage repairs are carried out.

The project addresses significant wear and tear, which has led to water ingress and damage inside the eastern end and basement of the building. The western half, occupied by one of the UK's top five retail banks for nearly a century, has engaged ISG to assess and repair the damage, as well as plan comprehensive works for the roof and building fabric.

Through 2021 and 2022, ISG's assessment revealed that the project would be larger than initially anticipated. Matt O’Hara, ISG Project Manager, explains, “Originally, we planned for patch repairs, but after detailed surveys and expert advice, it was clear that a complete replacement of the lead on the dome was necessary.”

The restoration extends beyond lead replacement. The Market House, which appears to be a granite structure, is actually timber above the ground and first floor levels, including the dome. Significant portions of the timber have rotted and require strengthening, bringing the total project cost to £1.7 million.

"We are working with local historians, Historic England and the council planning authorities to understand the original construction of the building, and we are carrying out like-for-like repairs with the same materials."

Understanding the original construction of this historic building has been crucial. “We are working closely with local historians, Historic England, and council planning authorities to ensure that repairs are made with the same materials and techniques as originally used,” says O’Hara. This careful approach extends to the intricate leadwork on the dome, managed by specialist EWN, and the repainting of timber columns with breathable heritage paint.

ISG's comprehensive approach includes cleaning the Market House stonework and repairing the original sash windows, with particular attention to the building’s west-facing side, which has borne the brunt of coastal weather.

Throughout the project, ISG has leveraged its experience in heritage restorations to deliver a meticulous and respectful renovation. This project is not just about preserving a building but enriching the community’s cultural landscape and stimulating economic growth.

By the end of July, the 24-week construction programme is set to conclude, the scaffolding will come down, and the restored Market House will once again be a proud feature in the heart of Penzance. This project exemplifies ISG’s commitment to heritage conservation, blending meticulous craftsmanship with innovative restoration techniques.
